Our Team

Ray White Property Management Works has a staff of eight who are all are overseen by Bruce and Denise Robinson. This includes four professional property managers who are dedicated to looking after clients' properties. They are supported by two administration staff and a Letting Agent.

Business Owner

Bruce left a successful commercial interior design career in the 1990’s to embark on a career in property development that led to an ongoing interest and involvement in property and real estate. When he came to Dunedin in 1999, Bruce began specialising in the under-represented field of property management.

Bruce has a comprehensive knowledge of the Residential Tenancies Act and is enthusiastic about educating all those involved in the industry. He serves on the Real Estate Institute regional committee and represents the Otago region property management special interest group.

Bruce has an innovative and driven leadership style and places high value on excellence and integrity within all aspects of the business.

Denise RobinsonAREINZ Nat Dip Res Prop Mgmnt

Business Owner & Property Manager

After an extensive real estate marketing career with a leading Auckland real estate firm, Denise settled in Dunedin in 1999. A residential sales specialist, she worked in a number of different areas while passing exams in property management, and marketing & business, on her way to becoming an Associate of the Real Estate Institute.

Denise’s ability to drive the business forward with new initiatives is evident in her implementation of effective strategic marketing and office systems.

Denise leads an extremely supportive culture within Property Management Works while continuing to achieve remarkable business growth.

Denise has spoken at the REINZ conference and to Ray White business owners.

Property Managers

Each of our dedicated property managers handles a portfolio of property. They are responsible for the day-to-day management of their portfolio, including tenant selection, rent arrears, owner and tenant queries, tenant induction, Tribunal action, inspections, and maintenance. They are also responsible for approving all maintenance invoices for payment.

Our property managers undergo regular industry training to ensure they keep up with RTA training. They will all undertake the new qualifications being offered by the ETITO Level 3 and Level 4 qualifications.


Our administrators play a vital role in the smooth running of Ray White Property Management Works. They are the cog that keeps the wheels turning, the systems all operating smoothly and the rents and bills being paid. They are also our 'directors of first impressions', treating our property owners and tenants in the same courteous, respectful way.

Letting Agent

The role of letting agent in a property management company is a crucial one.

The agent handles all enquiries on the available properties from prospective tenants as well as arranging a time to personally show them through.

Prior to a viewing, however, a registration is completed by the prospective tenant. If they like the property, the agent will notify the property manager who processes the application through to acceptance or rejection. While showing the property, the letting agent keeps an eagle eye out for any issues the owner needs to be aware of and reports them to the property manager and the rest of the team.

Our letting agent is available five days a week (by appointment) and after hours by arrangement.

Rebecca hails from Southland, and relocated  to Dunedin four years agwith her husband and sons. Rebecca brings to the table an extensive 15 year background in customer service.

Rebecca believes in delivering exemplary customer service and strives to achieve the best for both tenants and owners. The opportunities that Property Management Works has to offer will ensure she will meet new people and grow professionally.

In her spare time, Rebecca loves nothing more than to spend it with family and friends and trying out new recipes

Ben Dolan

Ben was born in Dunedin and is familiar with all aspects of the city, knowing the ins and outs of the Dunedin suburbs. Originally starting out with a career as a kitchen hand and aspiring chef, he completed his level three cookery course at Otago Polytechnic. 

With three years experience in the industry as a letting agent,  Ben is ready to take on a much more senior role as Property Manager. Having dealt with not only perspective tenants but owners also,  Ben is now familiar with all the tenants and owners he now deals with.

Ben enjoys a quiet round of golf and is always looking at improving his handicap, he is also yet to miss his local rugby team The Highlanders miss a game.

Ben is an integral part of the Property Management Works team.

Kirsten Stewart

Born and bred in Nelson, Kirsten moved south to experience the lifestyle Dunedin had to offer. After studying for a short while, Kirsten worked in hospitality and continues to assist her fiancé in his thriving Italian restaurant.

Kirsten came to property management as a front line administrator and her skills and ability to solve problems have seen her progress to the role of Operations Manager.

Kirsten enjoys reading, taking herself to the movies, Italian food and her pug Gus.


Monique Trudel

Monique was born in Tauranga and has been living in Dunedin for the past 4 years, now here to stay. As she has just completed her studies, graduating with a Certificate in Creative Studies and a Bachelor of Interior Architectural Design, her interest in properties and housing is strongly reflected as it is now applied to helping others to fulfil their property enquiries and needs.

In her spare time, she enjoys anything creative, being in the sunshine and swimming in the sea. 

Oliver Rabbett

Oliver has recently moved to Dunedin from Christchurch to experience the young art and fashion vibes of Dunedin. After working in the fashion industry for the past three years and has obtained a diploma in interior design. 

Oliver has always had a passion for properties and real estate,  joining the property management industry is a big career change for Oliver, one he is looking forward to.  Oliver owns a rental property in Christchurch, which gives him a good deal of insight into tenants’ rights and obligations, and what he, as an owner, expects with regards to his own property.

In his spare time, Oliver enjoys spending time with his Maine Coon cat, Juno, and is an editor for a local arts and culture magazine.  


Rachael Elder

Rachael has a background in the film, fashion and wine industries, but after living in Wellington, Auckland and NYC, over the last decade, decided it was time to return home to Dunedin and shift her keen interest in property management to the forefront.

She is set to complete her National Certificate in Real Estate. Her straight-up and proactive approachability, mixed with her relaxed charm, makes Rachael a great coffee date- let's chat property!

Outside of office hours, she is a shameless foodie, a champion for social justice and an avid (if somewhat uncoordinated) swimmer.

Lisa Beale

Property Management is a new career path for Lisa. After almost six years as a personal assistant to two leading real estate agents, it was time for Lisa to use her extensive skill set in a profession that has always held appeal.

Lisa has a vast knowledge of Dunedin property, holds a current real estate licence and is familiar with many homes that are now in the investment arena.  Having the ability to recall property detail is a talent that is the envy of many.

Away from the office, Lisa is a busy Mum, of three handsome young men who keep her grounded and remind her on a daily basis just how important a home is to the family.  She is a proud homeowner and enjoys the challenge of renovating.

Lisa has a calm nature, is thorough in her approach to issues that may arise and handles tasks with professionalism, always with resolution as the end result.
